PROPOSALS to redevelop properties and the former printing works in Clackmannan's town centre have been lodged at council.

As part of wider-ranging regeneration plans for the town, approved at Clackmannanshire Council in 2017, the local authority has been working with Bracewell Stirling Consulting on the redevelopment.

The application is seeking approval for three commercial units and five flats at 57 and 59 Main Street as well as the former printing works at North Street on the opposite side.

It is understood the residential units will consist of social housing for mid-market rent in partnership with Kingdom Housing Association.

The former print works and commercial premises to Main Street have already been demolished at the end of 2017 into early 2018.

A design and access statement attached to the plans explained the proposed new buildings are to be "carefully considered" to ensure they are sympathetic to the surrounding context within the Clackmannan Conservation Area.

The plans said: "A two storey infill to the gap on Main Street is proposed.

"This will match the scale and proportions of the adjacent buildings and eaves and windows will line through with its neighbours."

Documents added: "In contrast to the rather incongruous single storey flat roofed commercial building which previously occupied this part of the site, the proposed new building presents a suitable repair to the urban fabric wholly in keeping with its surroundings."

A single commercial unit is proposed on the ground floor with a public frontage onto Main Street.

The other two commercial units would go on the northern side of the site, opening onto North Street.

The documents submitted also make clear that none of the commercial units will be food outlets, as per a condition already attached when planning permission in principle was given earlier.

The design and access statement added: "The proposed building and associated external works have been arrived at following detailed discussions with Kingdom Housing Association, Clackmannanshire Council officers and the local community, through the Clackmannan Development Trust.

"Throughout this process, ongoing design development ensured that the proposals submitted for consideration will not only satisfy the requirements of the end users and the stakeholders involved, but that it will greatly enhance Clackmannan town centre and benefit the wider community as a whole."
